As the saying goes prevention is better than cure, so it would be wise to keep a constant lookout for various changes in the asphalt condition and treat them as soon as the occur.
Parking lots are locations where vehicles are constantly coming in and out of in order to park for a certain period. It is found that due to this excessive amount of traffic movement the premises thus tend to be spoilt and so regular maintenance is needed. It is common to find the entire area being asphalted and location marked to identify parking slots. Although asphalt is considered a tough material that can withstand heat, water, wind and vehicle traffic there are times when the asphalt does tend to give way causing crack and opening to appear on the surface making it hazardous to drivers and pedestrians. Parking Lot Maintenance is no laughing matter, as it requires the maintenance team to act immediately as soon as signs begin to show of the asphalt changing color and cracks.
Asphalt paving is a process of installing hot asphalt or tar over a bed of gravel and sand that makes up the foundation base where asphalting is needed. The mixture of asphalt is placed over and rolling firmly to flatten the surface making it even and smooth so that vehicles could run over without any hindrances. This method of asphalting has been done for ages where it has been found to be the most convenient and cheapest way of making roads, streets, driveways, parking lots and pavements all around the world. Asphalt a byproduct of petroleum consists of carbon, hydrogen, oxygen, sulfur and nitrogen which when mixed with the other particles allows it to form some type of adhere to bond the sand and gravel together making it heavy-duty and long lasting.
Studies have shown that if asphalt paving is performed correctly with all the right specification it would last for at least twenty years without much Parking Lot Maintenance. However, there are times due to the weather conditions and the heavy traffic and discharge of oils and other substances from vehicles it does tend to spoil. The normal process to rectify these types of issues is to fill the cracks and seal coat the areas. If the problem happens to worsen then the removal and replacement of the damaged asphalt would be required.
